Rooftop solar for apartments is gaining momentum in Australia as new incentives aim to close the installation gap for the 2.5 million flat-dwelling residents. While Australia leads the world in household solar adoption, only 6% of apartment dwellers have solar panels compared to 39% of those in detached houses, according to Energy Consumers Australia (ECA). This disparity highlights a significant opportunity for savings and sustainability.
Why Apartment Dwellers Miss Out on Solar
Installing solar on apartment buildings involves unique challenges. Shared roof space, body corporate rules, and complex electricity metering often deter residents. Renters and lower-income households face additional barriers. As Ashley Bradshaw from ECA explains, navigating these hurdles requires group decision-making and governance, making it “completely different” from house installations.

Two Main Solar System Designs for Apartments
Apartment solar setups typically fall into two categories: directly connected systems with separate inverters for each unit, or shared systems that distribute power equitably among flats or to common areas like lifts and gyms. Each option has distinct benefits and costs.
| System Type | Pros | Cons |
|---|---|---|
| Directly Connected | Individual control, separate billing | Higher upfront cost, more equipment |
| Shared System | Lower cost, simpler installation | Complex sharing agreements, less individual savings |
New Incentives Making Solar Accessible
Generous incentives in New South Wales, Victoria, and the Australian Capital Territory are now available for apartment solar projects. These include rebates, low-interest loans, and feed-in tariffs. Kate Nicolazzo, director of Let Me Be Frank, notes that while installing solar on apartments is “absolutely doable,” it requires careful planning. Now is a good time to explore options with new technologies and support programs.
Key Takeaways for Apartment Solar

- Consider battery storage: Only 3% of apartments have batteries, but they can boost savings.
FAQ
Can I install solar panels on my apartment balcony?
Yes, portable solar panels for balconies are an option, but they have limited capacity. For significant savings, a shared roof system is more effective.
How do body corporate rules affect solar installation?
Body corporate approval is usually required for roof installations. You may need to propose a plan that benefits all residents, such as powering common areas.
What incentives are available for apartment solar in Australia?
NSW, VIC, and ACT offer rebates and loans for apartment solar. Check local government websites for current programs, as they vary by state.
With new incentives and technologies, apartment solar in Australia is becoming a viable option. By overcoming governance and metering challenges, flat-dwellers can finally enjoy the benefits of renewable energy and lower electricity bills.
