Rooftop solar adoption in Australia is booming, but millions of flat-dwelling Australians are missing out. With new incentives emerging, the installation gap for apartment residents is finally being addressed, offering a path to clean energy savings for the 2.5 million people living in units.
The Solar Divide: Houses vs. Apartments
Australia leads the world in household solar, yet benefits are unevenly distributed. According to Energy Consumers Australia (ECA), about 39% of Australians in detached or semi-detached houses have solar, compared to just 6% in apartments or units. A similar gap exists for batteries: 7% of houses versus 3% of apartments.

Ashley Bradshaw, ECA’s executive manager for advocacy and analysis, notes that “most of the solar we have on homes today is on stand-alone homes.” Apartment dwellers face hurdles like shared roof space, body corporate rules, and complex metering. Renters and lower-income households face additional barriers.
New Incentives Bridging the Gap
Generous incentives in New South Wales, Victoria, and the Australian Capital Territory are making apartment solar more accessible. These programs help offset installation costs and simplify governance issues, encouraging body corporates to act. Kate Nicolazzo, director of Let Me Be Frank, says installing solar on an apartment building is “a completely different kettle of fish” but “absolutely doable.”
Two Main System Designs for Apartments
When it comes to solar setups, apartment buildings typically use one of two configurations:
| System Type | Description | Best For |
|---|---|---|
| Directly Connected | Multiple solar systems with separate inverters wired to individual flats | Units with individual metering and high energy use |
| Shared System | Single solar installation generating power shared equitably among dwellings or used for common areas | Buildings with shared common areas like lifts and gyms |
Key Takeaways for Apartment Dwellers
- Check eligibility: See if your state offers rebates or incentives for apartment solar.
- Engage your body corporate: Group decision-making is essential for shared roof space.
- Consider system design: Directly connected or shared systems have different benefits.
- Act now: New technologies and incentives make this a prime time to install.
FAQ
Can apartment dwellers in Australia get rooftop solar?
Yes, but it requires navigating body corporate rules, shared roof space, and metering. New incentives in NSW, Victoria, and the ACT make it easier.
What are the main barriers to apartment solar?
Barriers include shared roof access, body corporate approvals, complex metering, and higher upfront costs for renters or lower-income households.
How do shared solar systems work in apartment buildings?
Shared systems use a single solar installation to generate power that is distributed equitably among units or used for common areas like lifts and foyers.
With the right approach, apartment solar is no longer out of reach. Explore your state’s incentives today and join the clean energy revolution.
