The scam is called "Friday afternoon fraud" because it often happens at the end of a sale, timed before a weekend when banks are closed and the buyer is eager to complete. The urgency makes it less likely that the buyer will verify the details.

According to Report Fraud (formerly Action Fraud), there were 3,657 cases of payment diversion fraud in the 2025-26 financial year, costing victims £101 million. Conveyancing fraud is a subset, with 140 property cases recorded between April 2024 and March 2025, averaging a loss of £78,393 per victim. In one extreme case, a buyer transferred £300,000 to the wrong account.

This type of fraud is not limited to purchases. Renters and probate transactions have also been targeted, as reported by the City of London police.

Spotting the Red Flags

Be wary of any email that asks for payment earlier than expected, or that provides new bank details. Legitimate solicitors rarely change their bank details without prior notice. Check the email address carefully for subtle misspellings or domain changes.
