Millions of flat-dwelling Australians are missing out on rooftop solar, but new incentives aim to bridge the installation gap. While Australia leads the world in household solar, only 6% of apartment residents have solar panels compared to 39% in detached homes, according to Energy Consumers Australia. This disparity leaves 2.5 million apartment dwellers without access to renewable energy savings.
Why Apartment Solar Adoption Lags
Several barriers prevent apartment residents from installing solar. Shared roof space, body corporate rules, and complex metering create hurdles that don't exist for standalone homes. Body corporate approval is often required, and group decision-making can stall projects. Renters and lower-income households face additional challenges, as they may lack ownership rights or upfront capital.

Key Barriers Include:
- Navigating shared roof space and common area regulations
- Complex electricity metering for individual units
- Body corporate governance and approval processes
- Higher upfront costs for multi-unit systems
- Limited awareness of available incentives
New Incentives and Technologies
Despite these challenges, new incentives in New South Wales, Victoria, and the Australian Capital Territory make apartment solar more accessible. Generous rebates and feed-in tariffs reduce upfront costs, while modern technologies like shared solar systems and battery storage simplify installation. For example, Victoria offers up to $1,400 for solar panel installations on apartments.
Comparison of Apartment Solar Systems
| System Type | Description | Best For |
|---|---|---|
| Directly Connected | Multiple solar systems wired to individual flats | Buildings with separate meters |
| Shared System | Single installation powers common areas or is equitably shared | Buildings with shared ownership |
Directly connected systems allow each unit to benefit individually, while shared systems reduce common area electricity costs. Both options can lower energy bills and carbon footprints.
Steps to Install Apartment Solar
Interested residents should start by discussing with their body corporate. Next, obtain quotes from accredited installers experienced with multi-unit buildings. Finally, apply for state incentives and arrange metering adjustments. Professional advice is crucial to navigate governance and technical complexities.
Benefits of Apartment Solar
Installing solar on apartments cuts electricity costs, increases property value, and reduces greenhouse gas emissions. With average savings of $300–$600 per year per unit, the investment pays off within 3–5 years. Plus, battery storage can provide backup power during outages.
FAQ
Can I install solar on my apartment balcony?
Yes, portable solar panels for balconies are an option, but they generate less power than rooftop systems. Check with your body corporate first.
How much does apartment solar cost?
Costs vary from $3,000 to $10,000 per unit depending on system size and complexity. State incentives can reduce this by 20–40%.
Do I need body corporate approval?
Yes, most apartment buildings require body corporate approval. Present a clear proposal showing benefits and minimal disruption.
With new incentives and technologies, apartment dwellers in Australia can finally access rooftop solar. Start exploring options today and join the renewable energy revolution.
